-Earnest Money
Make sure that you deliver your earnest money in the timeline that was agreed upon in your sales contract.
-Inspection
Ask Shane to refer you a qualified property inspector and get them scheduled asap to determine if any repairs are needed.
-Lender Docs
Let your lender know that you have an accepted offer and make sure to get them all of the requested documentation on time.
-Title Commitment
Make sure to review the title commitment once you receive it from the title company. Any questions can be answered by the title company and or Shane.
-Appraisal
The appraisal should be ordered after your inspection is complete and any issues are resolved.
-Insurance
Choose your homeowners insurance provider and provide the title company and lender all information.
-Turn On Utilities
Schedule all of your utilities to be transferred to your new property on or before closing. Provide that information to the title company.
-Schedule Closing
Schedule your closing with the title company asap to make sure that they have an open spot for your closing.
-Final Walkthrough
Before closing schedule a final walkthrough, usually one day before closing to make sure there are no new issues before taking possession.
Close the transaction!
Bring photo ID and certified funds to the closing table and enjoy your new home!
